Why MLS Data Integration is the Game-Changer for Real Estate Agencies
102 - Why MLS Data Integration is the Game-Changer for Real Estate Agencies
Host Vit Muller sits down with James Call, founder of RealtyCandy, to unpack how agencies serving real estate can reduce churn and boost results by seamlessly connecting MLS/IDX data with HighLevel. James shares how RealtyCandy's freemium model makes powerful IDX-to-HighLevel integrations and AI-powered websites accessible to agencies at no cost, why listings on an agent's own site still matter in a Zillow world, and how to leverage IDX behavior data for hyper-personalized follow-up that actually converts. In the back half, James opens the playbook on his team-building philosophy—profit sharing, distributed ownership, and the meeting rhythms that create a high-trust, high-performance culture.

Profit Roadmap System™ for GHL Agencies
This is a unique business model for GHL Agencies looking to offer more scalable deployment of systems to clients, faster results and more profitability thanks to it's 'productised' approach.
It includes 10 distinct systems, each designed as a standalone module (snapshot). These snapshots are installed into your SaaS customer's accounts gradually, over time, one on top of the next one like pieces of a puzzle. This approach contrasts with a single, expansive custom projects, which often proves tougher to market and deliver.
Profit Roadmap™ System and it's 'gradual rollout' method leads to faster fulfilment, onboarding, and delivery of results for your SaaS clients.

can you break down like some of the other things
Vit Muller:that people might not know,
James Call:people go to real estate websites, they're
James Call:looking for three things.
Vit Muller:Can you talk to us about the product, how that works?
James Call:it's pretty easy.
James Call:We actually have set up
James Call:the real estate websites inside of your HighLevel.
Vit Muller:So the real estate agent doesn't really need to do much.
James Call:what's cool about this is as that data is dynamically updated,
James Call:you're dynamically, automatically sending out information to these
James Call:people that's of value to them
Vit Muller:what I'm hearing here is somebody who is a great leader
Vit Muller:and really cares about people, Have you always been like that?
James Call:my theory is everybody wants the same things I want out of life.
James Call:everybody wants good food to eat, a safe place to sleep, and have
James Call:good places for their kids to go to school, and be able to go hiking or
James Call:go to a concert or go on a vacation.
Vit Muller:It's just be genuine, just look after people, right?
James Call:And I've literally been moved to tears because I'm so overwhelmed.
James Call:It's like these guys are freaking geniuses, and I get
James Call:to work with them every day.
Vit Muller:Hello, everybody.
Vit Muller:Welcome to another episode on the High Level Experience Podcast.
Vit Muller:Our guest today is a founder of a tech company that's helping real estate
Vit Muller:professionals connect the dots between MLS and IDX data, websites, CRM systems,
Vit Muller:and also AI-powered marketing tools.
Vit Muller:He's worked in real estate himself.
Vit Muller:He's built solutions for thousands of agents.
Vit Muller:He's been involved in WordPress and IDX broker websites for many
Vit Muller:years, and he's also got a deeper technical background across internet,
Vit Muller:cloud, VOIP, and business systems.
Vit Muller:So he understands both sides of the problem.
Vit Muller:He understands what real estate agents need from a lead generation
Vit Muller:and marketing perspective, but also what it takes behind the scenes to
Vit Muller:make the technology actually work.
Vit Muller:And today, we're going to get into a few areas I think would be really
Vit Muller:useful for you guys listening, for all of you HighLevelers, agency owners,
Vit Muller:Saaspreneurs, and really anyone else building around HighLevel and
Vit Muller:serving the real estate industry.
Vit Muller:We'll talk about building and rewarding a team as well, growing through a freemium
Vit Muller:model, what real estate professionals actually need from technology, and how
Vit Muller:AI and CRM systems are changing the way agents generate and follow up with leads.
Vit Muller:So please welcome to the show, James Call from RealtyCandy.
James Call:Hey, thank you, Vit.
James Call:That's quite an intro there.
James Call:I don't know if I know all that, but I'll see if I can answer a
James Call:few questions about some of that
Vit Muller:I'm sure you do.
Vit Muller:we-- you and I spoke, last year.
Vit Muller:I was very impressed with your product, what you've showed me
Vit Muller:and what you've been working on.
Vit Muller:But tell me, what's been happening since we spoke last time?
Vit Muller:how far has it progressed?
Vit Muller:Are you still heavily in, in that area or focusing more on the SaaS aspect?
James Call:Yeah.
James Call:So we actually, we're a little bit different than probably a
James Call:lot of the people that we talk to in the HighLevel space 'cause
James Call:we don't actually sell HighLevel.
James Call:So we don't sell sub-accounts or we don't have a s- anything like that.
James Call:Our product is designed, we have it for a couple of different, systems, real
James Call:estate systems, and our, our product's really designed to help marketing agencies
James Call:that work with real estate agents in the United States, Canada, and Mexico,
James Call:lower their churn and make the realtors a little bit more sticky to them.
James Call:So we get compensated by, these IDX companies that provide the data to the
James Call:realtors, and we provide all that at no charge for the agencies and for the,
James Call:the real estate agencies in HighLevel.
James Call:and so it ends up being kind of a win-win for everybody.
James Call:Back to what you mentioned about a freemium business model, so
James Call:that was kind of an interesting
Vit Muller:Yeah.
Vit Muller:Certainly it is, yeah.
Vit Muller:when, now when you say, just want to clarify for the guys listening as well,
Vit Muller:like when you say agencies, you're not talking marketing agencies, you're talking
Vit Muller:the traditional real estate agencies that are using HighLevel as a way to
James Call:Most of our business actually comes from the Vit Mullers of
James Call:the world that have a marketing agency and they, they're selling HighLevel
James Call:that's been customized and they've got integrations, they have all this stuff.
James Call:Maybe they sell it to roofers and plumbers and chiropractors, and they
James Call:have some clients that are realtors, and we help them with the realtor space.
James Call:But we, we actually have… I'll bet we have about 20 agencies we work with
James Call:that work exclusively with real estate agents, and so we provide them with,
James Call:with the HighLevel tools that bring all that data from the MLS listings.
James Call:It's all dynamically updated.
James Call:They get their own dashboards.
James Call:They can track what's going on.
James Call:So that's what we provide for them.
James Call:Some of those clients like you're talking about are actually like
James Call:a brokerage or an office, right?
James Call:Where they've got, 10 agents or several hundred real estate agents in
James Call:an office, and they've chosen to use, HighLevel, and so they work with us too.
James Call:But our, really our bread and butter is the marketing agencies
James Call:that are selling their SaaS or selling, HighLevel integrations
James Call:to folks, in the real estate space
Vit Muller:Yeah, right.
Vit Muller:So real estate comes to an agency.
Vit Muller:They want the agency to help them run paid ads for listings, for example.
Vit Muller:And then very-- this is like the entry model, the traditional model.
Vit Muller:It can be very much applicable to any business type generating leads
Vit Muller:and maybe creating some nurture campaigns and helping them increase
Vit Muller:conversion or even maybe helping them actually get the appointments as well.
Vit Muller:But with the real estate or any industry in general, there's always
Vit Muller:the operational side of things.
Vit Muller:For like plumbers, home services, they use ServiceTitan, for example, right?
Vit Muller:So they need that for the job management.
Vit Muller:Real estate is using something, what we're talking about here, which is
Vit Muller:IDX, which is listings, which is…
Vit Muller:And I'm breaking it down because some guys that are listening, they might
Vit Muller:have never heard about it before, so it's good to break it down.
Vit Muller:What that is, guys, is basically a large database of real estate
Vit Muller:listings on those big websites.
Vit Muller:Can you name some of those notable websites that are very known across US?
James Call:Well, zillow.com, realtor.com, remax.com, a lot of those, those
James Call:portals, they have all the listing data.
James Call:So what ends up happening, Vit, is if, say we have a client that,
James Call:that lives in Dallas, Texas.
James Call:they may only have two listings, right?
James Call:They're selling your house and y- and your mother's house, and that, that's it.
James Call:So if somebody shows up at their website and they show two houses
James Call:on there, that, that doesn't give them a lot of credibility.
James Call:So when they bring in the MLS listings using IDX, they may
James Call:have 8,000 different listings.
James Call:So anything you can find, out in those big portals you can
James Call:find on this agent's website.
James Call:And one of the questions we actually get asked about that quite a bit, people say,
James Call:if everybody's going to Zillow, why do this?" Which I guess is a good point.
James Call:But what we see is the top producing teams and agents in the United States and Canada
James Call:do have the properties on their website, and they use them as a way to nurture
James Call:their clients and to see what people are looking at and then get them properties.
James Call:if you're looking at homes in Dallas between 600 and 700,000, this is a way
James Call:to get you more listings focused around what you're looking at instead of saying,
James Call:"Hey, Vit, just go look at Zillow." And when you go to Zillow, you might
James Call:get pirated by another agent over there
Vit Muller:Exactly.
Vit Muller:That too, right?
Vit Muller:So what you're essentially doing is you're curating those listings that are
Vit Muller:under that particular agency as well so that it doesn't create distraction.
Vit Muller:And at the end of the day, everything is about conversion, right?
Vit Muller:So if you're getting a visitor on your real estate website, that
Vit Muller:visitor being a potential buyer or potential seller, 'cause it w-
Vit Muller:works both ways, w- doesn't it?
James Call:Sure.
James Call:Yeah
Vit Muller:then you wanna make sure that you shorten the, the
Vit Muller:steps to take, that, that needs to take for somebody to actually get
Vit Muller:interested in a particular property.
Vit Muller:So less having to click through, just landing there and seeing straight
Vit Muller:away listing nicely presented.
Vit Muller:Now, there's a couple of other things that are very, related to that, right?
Vit Muller:So let's say you might have auctioneers that, that want
Vit Muller:the auction to be promoted.
Vit Muller:so this is where the agency, can help with that.
Vit Muller:But can you break down like some of the other things that people might not know,
Vit Muller:by agencies that might be listening, that might be like, "You know what?
Vit Muller:That's an interesting industry.
Vit Muller:I'd like to learn more.
Vit Muller:Maybe that's an industry I'd like to offer my services to." What are some
Vit Muller:nuances between real estate sales agents and real estate buyer's agents and
Vit Muller:the services that agencies do provide?
James Call:Yeah, I think what we see, Vit, is here in the United
James Call:States, and when I say United States, the United States and Canada.
James Call:So I, I get kinda nervous with your accent and stuff that I'm gonna
James Call:offend all the Canadians out there.
James Call:But, basically most agents do s- work with sellers and buyers.
James Call:And when you, What we s- There was a study done by the National Association
James Call:of Realtors that s- found that people go to real estate websites,
James Call:they're looking for three things.
James Call:They're looking for information about the agent.
James Call:They're looking for social proof about the agent, testimonials, maybe videos and
James Call:things like that, that pr- provide some sort of social proof about the agent.
James Call:And the third thing is they're looking for property listings.
James Call:So, generally when you work with a real estate agent in the United
James Call:States, this is a couple questions that people ask us about, is they
James Call:think "Hey, I can just get s- the data from Zillow and show the whole United
James Call:States and give it to all my agents."
James Call:But this information about the listing's actually locked down geographically.
James Call:So the people in Los Angeles cannot see what the people
James Call:in San Diego have maybe, or
Vit Muller:unless you maybe change your VPN or something
James Call:actually you have to be a member of an MLS.
James Call:So there's an MLS in Dallas, there's an MLS in Houston, there's an MLS in
James Call:Austin, there's an MLS in San Antonio.
James Call:So if you wanna show all the listings in Texas, you may have to be a
James Call:member of four or five different MLSs, and the same thing happens in
James Call:Florida and all these other places.
Vit Muller:And let me guess, that comes with a charge
James Call:Of course, yes.
James Call:You have to pay.
James Call:You gotta pay to play, Vit.
James Call:So, so sometimes we think, I just want a national feed.
James Call:that doesn't exist.
James Call:And, so they have to be a member.
James Call:It's very geographically, focused on that.
James Call:And one of the things you're asking about agencies or people thinking about
James Call:working with realtors a lot of people that I've heard, they're like, "Don't
James Call:work with realtors," because of this or that or the other thing, and they,
James Call:there's some criticism about that.
James Call:And some of that's probably pretty valid, but one of the things that I
James Call:think about for us is that there's over a million real estate agents, realtors
James Call:in the United States, and they're paying money to be a member of a MLS, they're
James Call:paying money to do all these things.
James Call:That this is a big market.
James Call:It's a huge market.
James Call:And what I also think is the fact that a lot of people don't wanna work with
James Call:them, don't - I hope you're not gonna put this on the real thing, Vit, but
James Call:the fact that a lot of people don't wanna work with realtors, I think
James Call:gives people a great opportunity.
James Call:It's if, I don't know, people don't wanna work with slaughterhouses, right?
James Call:It's I don't like getting blood and stuff all over my shoes, so I don't
James Call:wanna work with any slaughterhouses.
James Call:guess what?
James Call:The guys that do go over there, they get paid real money to take
James Call:care of the slaughterhouses.
James Call:And so we see the same thing in the real estate space.
James Call:There's a lot of agents that are just like my neighbor over here.
James Call:She does it part-time.
James Call:It's a hobby.
James Call:She'll sell three or four houses a year.
James Call:She's not gonna spend any money.
James Call:But there's other people that this is their livelihood and they make,
James Call:literally they make millions of dollars a year in commissions.
James Call:So for them to spend, thousands or tens of thousands of dollars working
James Call:with you and your marketing agency, that's not a problem for them.
James Call:it's an investment they're making in their business.
James Call:They're happy to do it
Vit Muller:And being a real estate agent, it's heavily about building relations.
Vit Muller:it's all about relationships, going to meetings, coffee
Vit Muller:shops, meeting with clients.
Vit Muller:It's all about in-person.
Vit Muller:So if they can have more of their time dedicated towards that, looking
Vit Muller:after existing customers or meeting new ones and not have to worry
Vit Muller:about marketing, it's a no-brainer.
Vit Muller:And if they can have the management of things inside a CRM, that
Vit Muller:saves them time and money.
Vit Muller:So this is the value proposition of, connecting the dots back to what Real-
Vit Muller:Realty Candy does with the aggregate-- aggregation of those listings from
Vit Muller:those IDXs into HighLevel directly.
Vit Muller:Can you talk to us about the product, how that works?
Vit Muller:And I know that you have it on Marketplace for HighLevel as well, so it is available
Vit Muller:to other agencies through Marketplace, or do they need to reach out to you?
Vit Muller:Sorry, couple of, questions
Vit Muller:in that one thing.
James Call:marketplace.
James Call:if you go to realtycandy.com or you can see us on YouTube,
James Call:there's a bunch of stuff.
James Call:it's pretty easy.
James Call:You know what, Vit?
James Call:We actually have set up a, a couple of cool things since I spoke to you last
James Call:about, building the, the real estate websites inside of your HighLevel.
James Call:So if you're a marketing agency and you have your SaaS, we've built some
James Call:software that'll build AI-powered, websites inside of HighLevel in your SaaS.
James Call:So you host that, you sell it for whatever you sell it for, and we just provide you
James Call:either a prompt that you can use, inside HighLevel, or we have some website designs
James Call:and our software will just build it and a- automatically load it into your, into your
James Call:client's, sub-account on, on HighLevel.
Vit Muller:So the use case here would be if it's like a starting, starting agent
Vit Muller:or start or small agency that's starting out or they don't have a website or an
Vit Muller:established one, but they are dinosaurs and they really need an, a refresh.
Vit Muller:So you could do that and…
James Call:Oh, no, go ahead
Vit Muller:go.
Vit Muller:I was gonna say, so the way you do that, is you've got some snapshots
Vit Muller:templates that you could do through the website builder in HighLevel, and
Vit Muller:I'm assuming you're also leveraging the AI studio as an alternative
James Call:Yeah.
James Call:So we're doing b- both of those options.
James Call:And so the use case for this, Vit, is I'll give you an example.
James Call:we have an agency client that they're like big famous real estate
James Call:coaches here in the United States.
James Call:And so they get people signed up, and inside of their HighLevel,
James Call:we h- give them a dashboard.
James Call:And on their dashboard that their users see, it says, "Build me a new website."
James Call:And their user can just push this button, and we build that website for their
James Call:client, and the agency can charge whatever they want for that for, to their clients
James Call:or not charge them if they want to.
James Call:And, we don't, we actually don't care.
James Call:They-- Some people will give it for free, some people charge 500 bucks.
James Call:We give it to, for free to the agencies when they have, a good
James Call:number of clients, say 10 clients with us or something like that.
James Call:it's not that big of a deal, five or 10 clients.
James Call:So we see that.
James Call:we're not really designers.
James Call:we're kinda technical people, to be honest with you, Vit, and
James Call:we're not that great at marketing.
James Call:Again, don't tell anybody this on your podcast.
James Call:But we-we're really good at making these tools.
James Call:Here, I'll show you this.
James Call:I think I probably showed you this.
James Call:I-- So I was a realtor back when I had hair and stuff, and, and so I
James Call:learned a little bit about this in the trenches, to be honest with you.
James Call:And so we got really good at this IDX piece, but we're not that great at
James Call:building out, all the marketing part.
James Call:And we have some, some snapshots and some stuff we give our clients.
James Call:But we think that when a good agency comes in, like this one I'm referring to, they
James Call:have, hundreds of agents they work with.
James Call:They're real estate agents.
James Call:They're pros at this.
James Call:They build out HighLevel, and it's completely rebranded for their thing,
James Call:and we just provide this, this MLS data, and they go to town with it.
James Call:And they-- we have a couple agencies like that are really big players in the real
James Call:estate space in the United States, and it all looks like it's all coming from them.
James Call:Their clients love it
Vit Muller:Okay, so brilliant product.
Vit Muller:I like it.
Vit Muller:now this is US and Canada only for the IDXs.
Vit Muller:You don't have, access to, Australia or European markets, do you?
James Call:we have another product.
James Call:I'm, I actually have an-- I'm going to Europe, I think I
James Call:mentioned to you, this summer.
James Call:We're working with some folks in, Spain and we're trying to get some stuff set
James Call:up in Italy and hopefully in Portugal for another… It's a HighLevel-based product,
James Call:and we have some folks in, Australia also that we're trying to get this set up.
James Call:But it's a kind of a slow grind on this, international product.
James Call:But it brings in the listings from any XML, any portal, any data feed that we
James Call:can access, and it brings it all back into HighLevel and has a lot of cool features.
James Call:But for our core product is the United States and Canada and Mexico
Vit Muller:Okay.
Vit Muller:That's good to know.
Vit Muller:Now, we've kind of explained everything in, what it is.
Vit Muller:Seems pretty straightforward, but if somebody's listening and, th- this
Vit Muller:is, very new for them, if there was another way, like an elevator pitch,
Vit Muller:like explaining in simple terms what's the real problem that you're
Vit Muller:helping solve with your product for agencies and for real estate agents?
James Call:Yeah.
James Call:So there, there are actually two different things.
James Call:I'm gonna just pull this up.
James Call:I'm probably old enough to be your dad, Vit, so I have to
James Call:refer to my notes over here.
James Call:But for the agencies, what we solve for them is a, it's a retention issue.
James Call:So when they ha-- when they bring in… The real estate agents need
James Call:three things to really be successful.
James Call:They need a website, they need a CRM, and they need the MLS data.
James Call:And they need them all to work together.
James Call:So a lot of them have those three pieces, or they have two of those
James Call:pieces, but they're very disjointed.
James Call:They're very disconnected.
James Call:And so we connect those together.
James Call:That ends up making the realtor sticky to the agency.
James Call:And the truth is if the agency helps them with their marketing, they're
James Call:gonna be our client longer too.
James Call:When we get a little piece, we get an affiliate off what they pay for the IDX.
James Call:It doesn't cost them anything additional to use all the software we have.
James Call:But, um, that's the pitch for the agencies is that your clients will stay with
James Call:you longer, they're gonna be happier, they're gonna be more successful, and
James Call:that, those kinda all go together.
James Call:As far as for the agents, what we're seeing is that there's a couple
James Call:of main issues for the realtors that this needs to solve for them.
James Call:One is speed to lead, but a lot of people do speed to lead, which
James Call:is, how fast somebody signs up, how fast they get a response.
James Call:That's really critical.
James Call:But the other thing that ends up happening is in the real estate space, most of
James Call:your leads are not gonna actually…
James Call:If somebody shows up at vitmuller.com to look at homes, vitsellsvictoria.com,
James Call:they're gonna show up.
James Call:They may-- they're not gonna buy a house today.
James Call:This is not, chocolate bars on Amazon.
James Call:This is gonna take them months.
James Call:And so what often happens is the agent… There's a couple of problems.
James Call:There's two main problems with this.
James Call:One is the agent loses interest because they don't do a transaction this
James Call:week, and it's hard to stay connected.
James Call:So using the MLS data, you can stay connected with your client, and you're
James Call:using HighLevel to make all this happen.
James Call:The second part of this that I personally think is really critical is a lot of
James Call:real estate agents will reach out.
James Call:So say, Vit, you're looking at homes again in Dallas between six hundred
James Call:and seven hundred thousand, and say you're looking for homes with
James Call:a swimming pool with four bedrooms.
James Call:You've got some kids and you're looking for a pool We see that in the IDX data.
James Call:we know that you're looking for that.
James Call:HighLevel doesn't know that.
James Call:The re- the realtor may not even know that.
James Call:But we know-- we're aware of that because we can see that in the IDX data.
James Call:And so the, the issue that we solve for the realtor is that when they're
James Call:sending out emails to people, instead of saying, "Hey, Vit, I saw you were
James Call:looking for homes here in Dallas.
James Call:Let me know if I can help you out." It's too generic.
James Call:It's-- that's not gonna help.
James Call:Vit's gonna hang up the phone on you.
James Call:Vit's gonna ignore you.
James Call:Where on the other hand, if you say, "Hey, Vit, looks like you're looking
James Call:for homes, in this price range, four bed… here's a couple homes." Maybe you
James Call:don't give them too much information.
James Call:"Looks like you're looking for homes in Dallas. Here's a couple of new listings
James Call:that I just saw that you might be interested in." And now as a realtor,
James Call:I've used AI to automatically send out homes between 600 and 700 with four
James Call:bedrooms and a swimming pool to you.
James Call:I know that's what you're looking for.
James Call:And so it helps keep you engaged.
James Call:And now I can say, "Hey, Vit, if you want, we'll set this up." the emails
James Call:or the text messages or whatever we're sending out to you says, "Let me know
James Call:if you'd like me to shoot you an update when I see something that might be
James Call:interesting for you." I've already proven that I know what you're looking for, so
James Call:you have a high level of trust with me.
James Call:Now you're gonna want me to send you out updates.
James Call:And so I can set those up, and I can send you updates for the next six months while
James Call:you move from the Czech Republic, while you get your job set up, while you're
James Call:doing all these crazy things you gotta do.
James Call:We're sending you out information every day or two days or once a week or however
James Call:often I wanna send that out to you.
James Call:And so you see me as a source of truth, and there's a lot
James Call:of trust that gets created.
James Call:That is the essence for this whole real estate space.
Vit Muller:Personalization is the name of the game when it comes to
Vit Muller:marketing and converting people.
Vit Muller:Whether it's emails, more personalized, more dialed in, more targeted the
Vit Muller:content you can provide to somebody, better conversion you'll have.
Vit Muller:So what your product does is exactly that.
Vit Muller:It's curating highly personalized, search preferences, and it can do it
Vit Muller:on repetition anytime there's something new, and it just resends it on…
Vit Muller:You can just set up, weekly, monthly.
Vit Muller:So the real estate agent doesn't really need to do much.
Vit Muller:Is it… Does it do… Does the software does everything itself?
Vit Muller:Just holds the data on the HighLevel site, leverages the HighLevel
Vit Muller:data as well as the IDX data.
James Call:And
Vit Muller:Brilliant.
Vit Muller:I was gonna ask you…
James Call:Oh, say, Vit, what's cool about this is that the way the MLS
James Call:information is set up, like back to our n- our story about you buying a house
James Call:in Dallas, the, the houses that are available today, in three months, those
James Call:are all gone, and they're all new houses.
James Call:So if I have to go through and manually, look through that,
James Call:this is never gonna happen.
James Call:It's a mess.
James Call:So as that data is dynamically updated, you're dynamically, automatically
James Call:sending out information to these people that's of value to them
Vit Muller:Yeah.
Vit Muller:Can you use some other metrics in there?
Vit Muller:now this is getting l- real nerdy now, but there's some… I'm sure there's
Vit Muller:some average industry data how long a property stays on the listing before
Vit Muller:it gets sold on average per, different states, different, different averages.
Vit Muller:But if, say in that example, somebody's looking a house in Dallas, and on
Vit Muller:average we know that four-bedroom houses in this price range in these suburbs
Vit Muller:usually sell within, say, two months.
Vit Muller:So if somebody has been looking for those listings and then you get that
Vit Muller:visibility into the CRM and you know that listing's been listed there for
Vit Muller:two weeks already, can you use that data to add, to create a bit more urgency
Vit Muller:and scarcity to the potential buyers?
Vit Muller:"Hey, look, I f- I, I see that you've been looking for those four bedders.
Vit Muller:there's three listings that kind of fit your criteria.
Vit Muller:Just wanted to let you know two of them have been listed for two weeks already.
Vit Muller:On average, properties like that sell in about, two months.
Vit Muller:So there's… If we go by that, it's probably six more
Vit Muller:weeks before they go out.
Vit Muller:Just wanted to highlight that." And then maybe create an automation that
Vit Muller:pings them back in four weeks time, and if those properties are still
Vit Muller:there, "Hey, look, by average, these properties should be selling any minute.
Vit Muller:Just wanted to let you know if you were still thinking about that."
James Call:So Vit, we need to get you to be our business partner
James Call:because that, when you're saying that, that puts a huge smile on my face.
James Call:We've never built that, but we could build that for somebody.
James Call:I've never even thought about that, but that's a great idea.
James Call:And those are the kinds of things that when we work with agencies,
James Call:they'll come up with something like that and they're like, "Hey,
James Call:wait, what about blah, blah, blah?"
James Call:This scenario exactly.
James Call:"Hey, properties are gonna be gone. Let's let them know this, the likelihood this
James Call:is gone is, gets really high in the next few weeks." Yeah, we can build that.
James Call:that's a great idea
Vit Muller:y- like it's no different to tourism.
Vit Muller:you're going for holidays and you're looking up hotels, and
Vit Muller:booking.com will tell you, "Hey, there's two more room- last two rooms
Vit Muller:left." You're like, "Oh, damn it.
Vit Muller:I better buy it now." So there you go.
James Call:we, we don't know, some of those statistics very well, but usually
James Call:those are available and like you say, they're available on an MLS, basis.
James Call:Some, some MLSs will… think about New York City, they don't even hardly
James Call:s- have any four-bedroom properties.
James Call:Where if you go to Dallas, there's a lot of four-bedroom properties, right?
Vit Muller:Yeah, makes sense.
James Call:so yeah, all those numbers shift, but the, the agents
James Call:have access to that data and we have access to a lot of that information.
James Call:And so a lot of times it's just a matter of what I'm saying is "Hey, we
James Call:got Vit Muller marketing agency, and Vit's wants us to build this thing."
James Call:we have, 10 people on our team that all they do is build software all day.
James Call:They've been working for, with us for years.
James Call:And, so they're-- we can, if we can figure it out, if we can think about
James Call:it or see it, we can build it usually.
Vit Muller:Brilliant.
Vit Muller:I've got one more technical question, and then we can move on to some,
Vit Muller:some other interesting stuff.
Vit Muller:But, you're saying you get visibility into what people are looking at.
Vit Muller:Is this requiring them to opt in, or is it sort of, the website has some sort
Vit Muller:of a ability to see what they're search- like what they're looking at just from…
Vit Muller:You know how you get the IP browser,
James Call:Yeah.
James Call:we can track the, we call them anonymous visitors.
James Call:that's pretty low value, to be honest with you, because it helps in that
James Call:scenario that you're talking about where we can say we have a lot of
James Call:people looking at four-bedroom homes.
James Call:We just don't know who any of them are.
James Call:But most of them have an opt-in and the truth is most people, if
James Call:the realtor asks for the opt-in, they get pretty decent response.
James Call:Without really prompting for it, we see like half of 1%, which I think is
James Call:extremely low, but that's pretty typical.
James Call:About half of 1% will just opt in by themselves.
James Call:If an agent, say, lets them look at two or three listings or, on the first
James Call:listing, they just ask for it, "Hey, sign up." You're gonna get a bunch of bogus
James Call:listings where people put their email as mickeymouse@gmail.com or whatever,
James Call:and that's fine, but you can filter all that nonsense out really easily.
James Call:But there's a-- it's amazing to me how many people will actually put in,
James Call:vitmuller@gmail.com and, the real phone number and the, the, what they're look-
James Call:people want, they're looking for stuff.
James Call:they're actually looking for help.
James Call:So yeah.
James Call:But the opt-in is really critical.
James Call:So when it's, when they're anonymous, we've actually used some services or some
James Call:other people, and I think some of them as, as I'm looking at this background,
James Call:I think you may have, interviewed.
James Call:I can see one, maybe another person in here that sells that service
James Call:with the anonymous visitors.
James Call:But we tried to set up some of those and, we bought their service and
James Call:stuff, and it's really difficult to get that data really dialed in
James Call:on the anonymous visitors for what this real estate piece looks like.
Vit Muller:Yeah, because when you get it, it's still like you don't…
Vit Muller:Depends how d- Yeah, because you kinda le- Let's say White Label
Vit Muller:Suite, for example, is a product that I'm using that has that, feature.
Vit Muller:So you install a snippet code on the back on your website, but then
Vit Muller:that covers every single page.
Vit Muller:So how would it know what particular page or what particular
Vit Muller:listing they were looking at?
Vit Muller:you don't.
Vit Muller:And you get a personal detail.
Vit Muller:I've got like literally the other day I had a hit on my website, a lady from…
Vit Muller:It gave me the state, it gave me the city, it gave me her personal email address.
Vit Muller:And in the US this is perfectly legal by the way guys, but it
Vit Muller:does not work in other countries.
Vit Muller:But in US, for some reason you… There's a lot of, freedom when
Vit Muller:it comes to certain things.
Vit Muller:This is one of those.
Vit Muller:And,
James Call:privacy here in the United States
Vit Muller:yeah.
Vit Muller:But, even if you generate that kind of contact data, like
Vit Muller:how would you approach it?
Vit Muller:Like you can't just go, "Hey, I saw that you were looking at my website.
Vit Muller:I got your…" that's creepy as hell.
Vit Muller:So you have to be really creative with that.
Vit Muller:You can't just go straight up.
Vit Muller:that's… Even though, yeah, like privacy and all that, it's a bit more
Vit Muller:free in the US, but there's still, there's still a spam laws and, anti-spam
James Call:that's what we think, Vit.
James Call:the truth is so I get your email, vit@gmail.com, then I send you a thing.
James Call:that happened to me.
James Call:I'll just tell you the truth.
James Call:I actually had a thing.
James Call:I was looking at a piece of property and, and I signed up with my
James Call:realtor to look at some properties.
James Call:And, and one day I was looking at some stuff, and I'm sitting
James Call:here at my computer, and all of a sudden, I'm-- my realtor calls me.
James Call:and so I was like, "Oh, wow." And, and so he says, "Hey," "How's it going?"
James Call:Blah, blah, blah, and we started talking.
James Call:I said, "So did I telepathy you, or did you, d-did you get some sort
James Call:of an alert that I was looking at this?" And he knows that I work here
James Call:and we make software for realtors.
James Call:I actually got an alert."
James Call:And I thought it was cool because while I'm in the… Matt, we can set up those.
James Call:We have that already built out for folks too.
James Call:After I saw that, we built it.
James Call:This was a few years ago.
James Call:But that's okay because I know that he's reaching out to me, he's helping me,
James Call:he's gonna help me while I'm doing this.
James Call:On the other hand, if I just go look at, vit.com and all of a sudden you
James Call:call me up or you're shooting me emails, that, that's-- I'm never going back.
James Call:That's gonna creep me out.
James Call:So I think there has to be, like you say, there has to be some sort of at
James Call:least some soft buy-in by the person that they're-- they wanna get some information.
James Call:Otherwise, you're just spamming them, and they're really low-value leads.
James Call:If they don't put in their f- name and phone number and their email or something
James Call:like that, they're so low value it's not even worth you fiddling around with,
James Call:I think, and that's what I've seen.
Vit Muller:Yeah.
Vit Muller:w- I'm sure we have more opinions we had, if we had some cold outreach experts here.
Vit Muller:but I think me personally, I've always been a fan of, inbound
Vit Muller:marketing and inbound marketing only happens… It's like a litmus test.
Vit Muller:You only-- Inbound marketing will only ever happen if there's value in the
Vit Muller:marketplace visibly s- being seen about, value that you provide, social proof,
Vit Muller:and clever offers that are irresistible that people want to opt in for.
Vit Muller:Then you get inbound lead, and it just Even back when I was a personal
Vit Muller:trainer, I invested a lot of time in, writing blog articles and sharing,
Vit Muller:success stories in clients and all that.
Vit Muller:And I didn't have that initially, so when I did, for example, somebody
Vit Muller:booked in for a consultation and I was trying to sell them on, personal
Vit Muller:training package, three sessions a week for $300 a week and all that.
Vit Muller:without that being in place, there was nothing that educated them about
Vit Muller:me, so the only thing I had, the only thing I had going for me was literally
Vit Muller:just being there at that minute and trying to make the best impression and
Vit Muller:trying to build rapport and do it well.
Vit Muller:A lot more trickier than getting somebody who researches you, looks at your
Vit Muller:stuff, checks your case studies, and then pretty much just comes in already
Vit Muller:pre-sold, and then that in person is just validation, confirmation that, yes,
Vit Muller:that's the right, provider of the service.
Vit Muller:I've always been a fan of inbound.
Vit Muller:Outbound is great as well.
Vit Muller:I'm getting into outbound, but, I think with outbound you have to get a lot more
Vit Muller:data so that you can really personalize it and then also really B2B only.
Vit Muller:Personal, like B2C doesn't… it's very difficult.
Vit Muller:And also, I think I mentioned it maybe a while back that, maybe
Vit Muller:the alternative method is you can get that list and then use it to
Vit Muller:enrich your audiences on Facebook.
Vit Muller:But even recently I was looking into that one, and that is against
Vit Muller:terms and conditions of Meta.
Vit Muller:So if they can pick up on it, then you get in trouble.
Vit Muller:so I guess
James Call:I think there's some value to it.
James Call:I've-- We're not good at-- Again, we're not that great at the
James Call:whole marketing thing anyway, so we depend on inbound marketing.
James Call:But I think if you're good at that, and like you say, you, you see their emails
James Call:and you send everybody a thing, "Hey, I'm Vit, I'm selling homes here, let me
James Call:know if I can help you out," or whatever.
James Call:But I think the, the… I can see some value to that, but we
James Call:just don't see that a lot of our clients get, productive responses
James Call:fr-from that type of marketing, so
Vit Muller:Yeah.
Vit Muller:for you, if I was doing a cold outreach campaign for you, you already said it.
Vit Muller:You've got the case studies, you've got proof, you've got agencies that are using
Vit Muller:you guys, and you've got a great product.
Vit Muller:your website is very well structured.
Vit Muller:You've got a lot of great information about the product itself.
Vit Muller:It's a no-brainer.
Vit Muller:I think it could work.
Vit Muller:But at the same time, you probably are getting referrals just naturally because
Vit Muller:of the product being so good, isn't it?
James Call:I don't know about that.
James Call:I hope that's part of it, Vit.
James Call:But we te- most of our stuff is inbound.
James Call:We have a real tiny niche and folks that need what we have, we're
James Call:essentially the, the best solution, the premium solution for this.
James Call:And so we've gotten, so we kinda own that space a little bit for the real
James Call:estate, connections with HighLevel, you know, just because we've been
James Call:doing it for years and we've invested a lot of time and resources into that.
Vit Muller:And building a team, which brings us to the, brings us to the next
Vit Muller:section of this podcast, talking about what goes into building successful team.
Vit Muller:This is an area that I don't know much about because I've never really
Vit Muller:been a fan of managing people.
Vit Muller:I've tried that.
Vit Muller:I'm just not a good people manager.
Vit Muller:I'm very, work focus oriented.
Vit Muller:I'm self-disciplined and I set my goals and tasks and projects
Vit Muller:and I can pretty much just go.
Vit Muller:I've never really been a fan of trying to, looking over somebody
Vit Muller:else's work and making sure they're doing their work or … And if when,
Vit Muller:if I did that, then I actually go too extreme into a micromanaging.
Vit Muller:So all the wrong qualities.
Vit Muller:But
James Call:I don't know about
Vit Muller:down for us.
Vit Muller:What's the right way about building a team?
James Call:You might be selling yourself a short there, brother
Vit Muller:Maybe
James Call:Yeah.
James Call:S- do you want me to tell you kinda what we do with our team, Vit?
Vit Muller:Yes.
Vit Muller:Let's talk about your business.
Vit Muller:Yeah, let's unpack it
James Call:Yeah.
James Call:So you and I spoke about this.
James Call:this is our secret sauce.
James Call:So again, I hope this isn't gonna be included either, but
Vit Muller:okay.
Vit Muller:So, um, my wife, she does the post-production, and you've
Vit Muller:mentioned that a few times, so I-
James Call:I'm just teasing
Vit Muller:Okay, good.
Vit Muller:All right.
Vit Muller:'Cause sh- uh, otherwise it'd be a nightmare.
Vit Muller:She's just gonna be asking me, "What can I leave and what can I…" So is everything
Vit Muller:you said is what we ideally wanna use?
Vit Muller:So maybe just don't say what you don't wanna say.
Vit Muller:It'd be easier.
James Call:No, I'm just… Yeah, I'm not saying anything that can't be
Vit Muller:Ah, cool.
Vit Muller:Brilliant
James Call:Yeah.
James Call:So basically we, again, I hope you're not gonna publish this, but our two
James Call:secret sauces are one, that we sell free software, so we give a bunch
James Call:of stuff away freemium, and we've talked about that a little bit.
James Call:But the other part Is that we, the money that we make, we use a
James Call:lot of it to share with our team.
James Call:And so what we do, and you and I kind of discussed this, is we keep
James Call:some of them-- obviously we get money from these companies that we've,
James Call:we work with these IDX companies.
James Call:They shoot us a check once a month, kind of like an affiliate payment.
James Call:We thought we were developer partners until I started working
James Call:with HighLevel, and I realized it was essentially an affiliate, relationship,
James Call:but we do build stuff for them.
James Call:But anyway, so we get this check once a month, and then we use the bulk of
James Call:it, to pay bills and keep the lights on and stuff like that, pay salaries.
James Call:But we take a big chunk of it, about a third of it, and
James Call:we split it among our team.
James Call:And what that looks like is that long-term members of our team that
James Call:are contributing with us, most of them have been here for two or three years.
James Call:They get the same bonus that I get as the founder.
James Call:I've worked here for 15 years.
James Call:And so when we started this out and we started out, struggled and, we,
James Call:in 2019, we started doing this, and I didn't even tell our team what it was,
James Call:'cause I think the first payment, if I remember right, was something like
James Call:$17 one month or something like that.
James Call:So I just sent everybody a $17 bonus, let's say.
James Call:And then the next month it was something like $31.
James Call:And again, I didn't tell them anything and I just shot them 31 bucks.
James Call:and then the next month I told them, I said, "Hey, we're doing this thing
James Call:and I'm measuring this and, it's whatever." And so now it's gotten
James Call:so it's, a few thousand bucks a month and it's pretty serious money.
James Call:Most of our team, I'm the only one that lives in the United States.
James Call:Most of our team lives in Mexico.
James Call:I lived in Mexico for 17 years, so I have a bias towards hiring folks from Mexico.
James Call:But most of our team live all over Mexico.
James Call:we have some people in Venezuela, Colombia, Brazil, Philippines, and,
James Call:and so what happens is you end up making, a couple thousand bucks
James Call:a month, let's say, in a bonus or a thousand, 2,000 bucks a month,
James Call:whatever the month looks like for us.
James Call:And, that ends up being kind of serious money in some of those countries.
James Call:And so our team's able to, buy houses, build houses, put their kids in good
James Call:schools, go to concerts, go see Taylor Swift, all these different things.
James Call:And so what ends up happening when we do that is, our team stays with us
James Call:for a long time and they're interested in the success of our clients.
James Call:'Cause this isn't this month you get a bonus, next month you don't.
James Call:it's recurring monthly revenue.
James Call:They get a piece of the mon- monthly recurring revenue And so our goal is
James Call:to retain clients, and we want our clients to stay as long as we can.
James Call:So we're providing software that'll keep them for a long time, building stuff
James Call:to keep them for a long time, providing service that'll keep them for a long time.
James Call:And the benefits for our clients is that when they come work with us, it's not a
James Call:thing where everybody's like, "Oh, James is gonna get rich. We got a new client."
James Call:Everybody gets some money for it from
Vit Muller:It's very, w- what I'm hearing is a very multi- it's not
Vit Muller:win-win, it's a win-win-win-win.
Vit Muller:It's like a multi-pronged win approach here.
Vit Muller:There are a lot of people in this win, so that's great.
Vit Muller:I
James Call:Yeah.
James Call:So we think it's the best thing for our clients.
James Call:We think it's the best thing for our team.
James Call:And I-- to be honest with you, I think it's the best thing for me
James Call:because, if I have to leave town or I get sick or whatever happens,
James Call:the-- my team doesn't even care.
James Call:They don't care.
James Call:They've all-- they all know what to do.
James Call:M- my daughter's working for me right now, for the summer.
James Call:She's kind of an, our intern this summer, and she just asked me yesterday,
James Call:she goes, "Where do you find all these great people? How do you do this?" My
James Call:daughter's asking me this, She's… And so what it is that they, there's
James Call:a lot of pressure on the team to be a great team member because when we hire
James Call:somebody new, let's say we hire Vit, our team doesn't see you as a threat.
James Call:"Oh, here comes Vit. He thinks he's all that and a bag of chi-"
James Call:th-they-- there's none of that.
James Call:They're excited to have you because they think, "Hey, w- if we can
James Call:help Vit contribute in a meaningful way, he's gonna help the whole
James Call:company go up, and I'm gonna get a little bit more money every month."
James Call:And so they're gonna train you, and they're gonna help you, and
James Call:they want you to be successful.
James Call:Now, the other side of that is that if you're over there just smoking and
James Call:joking all day and at the water fountain and not d- getting any work done,
James Call:pretty soon somebody's gonna tell me.
James Call:They're like, "James, I see Vit all day.
James Call:He's sitting at his desk, just eating pizza and, he's not getting any work
James Call:done." Or cli- we have clients complaining that Vit's mean to them on the phone.
James Call:pretty soon you and I are gonna have to have a pretty serious discussion,
James Call:but our team monitors this and we kind of… Not that we're like G- Gestapo
James Call:or police or anything like that, but this, it's a high-performing team and
James Call:the expectations are really high to play on the team because I'm giving
James Call:part of my bonus to Vit every month.
James Call:every member of our team is giving up some of their money to you every month,
James Call:so we expect you to earn it and we expect a return on our investment too, right?
James Call:So it's been a good thing for us.
James Call:our team stays with us a long time.
James Call:Our clients love it because there's somebody that knows what's going on
James Call:with their account or there's somebody that knows the quirks of working with
James Call:the Houston MLS or whatever that is.
James Call:And so we carry a lot of domain knowledge in our team.
James Call:we have people that have been, one of our guys just hit his 10-year anniversary.
James Call:I think another one just hit six.
James Call:We got people five years and, we have a bunch of people.
James Call:In tech, we think it's, we think it's a huge competitive advantage for us,
James Call:the fact that our team has been here collectively something like, without
James Call:counting me, I think it's something like 70 years or something crazy like that.
Vit Muller:Hmm
James Call:that's the essence of it right there.
James Call:That
Vit Muller:A lot of it comes down to leadership though.
Vit Muller:I, what I'm hearing, what I'm hearing here is somebody who is
Vit Muller:a great leader and really cares about people, is what I'm hearing.
Vit Muller:Have you always been like that?
James Call:what I'm trying to say, Vit.
James Call:I don't really consider myself a great leader.
James Call:I do care about people, and I-- my theory is everybody wants the
James Call:same things I want out of life.
James Call:And that might be wrong, but I figure everybody wants good food to eat,
James Call:a safe place to sleep, and have good places for their kids to go to
James Call:school, and be able to go hiking or go to a concert or go on a vacation.
James Call:We have people on our team that will go to Japan on vacation.
James Call:They've gone places… Some-- I can't remember where this
James Call:guy on our team just went.
James Call:I can't even remember where it was.
James Call:Somewhere in Asia or something.
James Call:I've never even been there.
James Call:they've gone to places and I'm like, "Man, I wanna go too." So
Vit Muller:So you understand everybody wants that, but you're also contributing
Vit Muller:for that to happen for others.
Vit Muller:That's what I'm kind of sensing here, that you are a giver.
Vit Muller:There are leaders, there are business owners that I've worked with where I've
Vit Muller:worked my butt off and try… 'Cause I'm, if it's not my business and I'm working
Vit Muller:for somebody else, I'm more, I don't know.
Vit Muller:It's just like you're either entrepreneurial or you're entrepreneurial
Vit Muller:where you're an employee working for somebody else, but you kind
Vit Muller:of still take ownership of that business and try grow that business.
Vit Muller:And, in my view, that's always been like, that should be valued, right?
Vit Muller:But I've come across situations where it wasn't, and you know why?
Vit Muller:It was the owner had just way too much of an ego, and they just
Vit Muller:started to feel like, somebody else is, taking over the spotlight.
Vit Muller:They wanna be the one in the spotlight.
Vit Muller:There's literally one particular, I'm not gonna name, but, one particular agency
Vit Muller:where I worked when I was starting out, and the guy was just, total narcissist.
Vit Muller:So that is the flip side of it,
James Call:Yeah, and I've seen that.
James Call:obvious- I grew up in Arkansas, near Walmart, where Walmart was, and my
James Call:dad worked for Walmart for years.
James Call:And when I was a kid, I… I don't know if I was a kid, but I was an adult, I
James Call:read Sam Walton's autobiography, and one of the things that Sam said in
James Call:there is that he wished that he would've started doing profit sharing earlier.
James Call:That ended up being a key part of their success, and I knew tons of people,
James Call:kids that I went to school with whose parents… my folks didn't make that
James Call:much money, but there were kids that I went to school with that their parents
James Call:literally were millionaires off of that profit sharing from Walmart.
James Call:And so I saw that as a young person, and I understood it as an adult.
James Call:And, it's… after a while, Sam Walton can't spend any more money.
James Call:the truth is, Vit, I've invited you to come here to my house.
James Call:I live in a middle-class house in a regular neighborhood in a
James Call:small town in the United States.
James Call:I'm a regular guy.
James Call:and so, I don't need that much money, and I don't think having…
James Call:If I made twice as much money, I don't think I'd be twice as happy.
James Call:I might be 5% happier, but I don't think I'd be twice as happy
James Call:if I made twice as much money.
James Call:So for me, just to accumulate money, and I've met people like this.
James Call:one person in Mexico, when I lived in Mexico, somebody said
James Call:this about a person I knew.
James Call:They said, "This person is so poor, the only thing they have is money." They were
James Call:directing that towards another person.
James Call:That person they were saying that about, somebody that was incredibly wealthy.
James Call:But they-- it was true.
James Call:The only thing they had was money.
James Call:They don't have good relationships.
James Call:They don't have good health.
James Call:And the truth is, those are h- on a Maslow's hierarchy of needs, those
James Call:things are the top of the pyramid.
James Call:Money's actually at the bottom.
James Call:Once we get enough money, it's like, how many more meals a day can I eat,
Vit Muller:Yeah.
Vit Muller:Yeah, there's more currencies than just one currency
James Call:Yeah
Vit Muller:Brilliant.
James Call:and it's been a good thing when I've met-- I-- In fact,
James Call:just a couple weeks ago, I went to a conference, a PropTech conference down
James Call:in Mexico City, and the t- our two customer support leads went with me.
James Call:and so we s- broke bread together.
James Call:We stayed at, the same hotel.
James Call:They s- their rooms are across from mine.
James Call:We all have similar hotel rooms.
James Call:I assume they wanna stay in the same place I wanna stay at.
James Call:We all eat together.
James Call:and it creates a lot of really good vibes.
James Call:These are remote people.
James Call:I've only-- There's one of those ladies, that was the second time I've seen her.
James Call:She's worked for us for three years.
James Call:and there's people on our team that have… There's one guy on our team that's
James Call:worked for us, I think, for six years.
James Call:I've never even met him.
James Call:He d- he would've-- He didn't go to one of our… we had a trip to Cancun.
James Call:We invited everybody that was with us when we hit a certain sales goal.
James Call:We all went to Cancun about a year and a half ago, a couple years ago, I guess.
James Call:And, but I didn't meet him.
James Call:He didn't get to go for-- he had some personal things.
James Call:But most of our team I've only met one time, but we work really well together
James Call:because there's a real sense of team instead of it all being about James
James Call:and I'm, getting rich quick off this.
James Call:Meanwhile, these guys are struggling to put food on the table.
James Call:Honestly, I just don't feel good about that.
James Call:I wouldn't feel comfortable with that
Vit Muller:Can we unpack that a little bit more?
Vit Muller:Like, like what's your regular day and regular week look like?
Vit Muller:And how often do you touch base with your team?
Vit Muller:How often do you guys meet or… Like we talked about the reward side of
Vit Muller:aspect, that kind of makes sense or thought, I'm a bit curious to know like
Vit Muller:more details in there, but more in the sense of the team management and f-
Vit Muller:continuing to foster that camaraderie and collaboration and all that
James Call:So the, the-- you have to realize this is an ongoing process, right?
James Call:we-- before we weren't… Like I said, we've been in business for 15 years.
James Call:So whatever the math is, the first nine years or something,
James Call:we really didn't do much sharing.
James Call:Everybody got paid by the hour or got a little bonus for, if they
James Call:did some work, they got a couple bucks or whatever the math was.
James Call:And so we're kind of figuring this out a little bit as we go.
James Call:We use Slack.
James Call:That's the core of our business is Slack.
James Call:and so everybody on the team, we have all these Slack channels
James Call:and everybody's connected, and so we're all connected on Slack.
James Call:The other thing, that's really important is that, we do-- Like today, I'll
James Call:have a meeting with our support team.
James Call:We meet twice a week, for about, half an hour or 45 minutes, and
James Call:then I meet individually with each member of the support team, for
James Call:about 15 to 30 minutes a week.
James Call:we have a time set up.
James Call:And so we talk, a little bit about what's going on in their
James Call:personal life, if that comes up.
James Call:one person just had a, a new baby in their family, so I'm gonna meet with them today.
James Call:Hopefully, I get to see the new one and kinda know what's going on with that.
James Call:But some people, I don't know what's going on in their private lives.
James Call:They don't wanna share anything, and that's fine, also.
James Call:And we just talk shop, "Hey, how's it going at work? What are you working
James Call:on? What-- How are you using Claude in, in code and what you're doing?"
James Call:And we, those kinds of discussions.
James Call:We meet with our development team, every Wednesday morning and we
James Call:discuss, it's a show and tell.
James Call:Everybody gets to see what they're working on.
James Call:I meet with our two lead developers.
James Call:they run, each of them run a team.
James Call:I meet with them every Monday for about an hour or so.
James Call:So I probably spend, I haven't really done the math on this, but I probably
James Call:spend eight hours a week, just in, sitting in meetings with my team.
James Call:Yeah.
James Call:And
Vit Muller:this is one of the most high- highest values that you can do
Vit Muller:once you get to that position of, once you get to the point where your business
Vit Muller:is large enough, you've got a big team, then really you as the leader of it,
Vit Muller:that's the biggest value that you can provide is by having those meetings and
Vit Muller:making sure everybody's looked after.
Vit Muller:and it gives you visibility as well so that you can make strategic decisions
Vit Muller:based on… it just helps you keep the finger on the pulse, doesn't it?
James Call:Yeah.
James Call:My daughter, again, when we were talking about this yesterday, th-this
James Call:whole thing came up because she's supposed to be developing this AI
James Call:product for us that she's working on, and she's a- she's keeps asking me all
James Call:these questions about HighLevel and about this voice AI thing, and about
James Call:how to tie all this stuff together.
James Call:And I tell her, I said, "You gotta talk to Diana.
James Call:You gotta talk to Carlos about it.
James Call:these guys do these different things." And she keeps coming back
James Call:to me, and I finally just told her, I said, "Hey, here's the deal.
James Call:I used to be the-- I used to, it used to be me.
James Call:Realty Candy was me.
James Call:I answered every phone call.
James Call:I responded to every email.
James Call:I f- connected every website." And so, I was our lead developer.
James Call:Every time we hire a developer, they move me lower down the
James Call:totem pole for the developers.
James Call:Now I'm the, they don't even want me developing anything.
James Call:But, everybody becomes an expert because they spend, 1,500 or 2,000 hours a year
James Call:working on this one problem, like how to connect HighLevel with IDX Broker.
James Call:And I spend, one or 10 hours a year on that issue, right?
James Call:And I spend one or 10 hours a year on this, voice ba-- the voice AI thing.
James Call:And, I spend a, an hour or two a year on this other thing.
James Call:And so I'm actually, I don't-- I'm no good at anything now.
James Call:I don't know how to do anything.
James Call:They have me do Zoom meetings, and I tell people, and clean the pine
James Call:needles out of the rocks out in front here, and that's, that, those
James Call:are the two main things that I do.
James Call:But these, the team, they become experts, and they share between themselves.
James Call:They're like, "Hey, I'll take care of this if you'll take care of that."
James Call:And yeah, so they-- I don't have to make those decisions.
James Call:A, a lot of that stuff, I don't know.
James Call:Like th- they told us, "Hey, we're working on this new thing with Google
James Call:Maps for this product we're making." this team member would be the best one.
James Call:They have a ton of experience doing stuff with Maps.
James Call:Boom.
James Call:They're assigned to do it.
James Call:Th- there is no, What some of our developers do in 30 seconds, it would
James Call:take me five days to do the same thing.
James Call:They're j- they just get s- they, they have so much domain knowledge about it.
James Call:So my role is to facilitate everybody getting their job done,
James Call:make sure they don't have any obstacles to, to getting stuff done.
James Call:You need-- If they need, Claude Code Max or whatever, let's,
James Call:we'll get them hooked up.
James Call:If they need Notion to do their job, my job is to facilitate whatever tools
James Call:they need, whatever training they need, and they're, they wanna be successful.
James Call:They want our company to be successful.
James Call:They want our clients to be successful.
Vit Muller:you're changing my mind about leading people.
Vit Muller:You know what I said at the start, I'm not a fan of managing people and it's just the
Vit Muller:way you've unpacked it is you know what?
Vit Muller:I'm making it, in my head I'm making it more difficult than it needs to be.
Vit Muller:It's just be genuine, just look after people, right?
James Call:Yeah.
James Call:And I think when they know that's what-- And I screw up all the
James Call:time, Vit, and they know that.
James Call:And we're honest about this.
James Call:We do a team meeting.
James Call:The whole team meets once a month, and it's usually a show and tell of what
James Call:everybody's worked on over the month.
James Call:And honestly, that's my favorite, that's my favorite time of the whole month
James Call:'cause I get to see all these cool things.
James Call:And I've literally been on those meetings, Vit, sometimes where I'm literally moved
James Call:to tears because I'm so overwhelmed.
James Call:It's like these guys are freaking geniuses, and I get
James Call:to work with them every day.
James Call:Look at this amazing thing they bu- That's beautiful.
James Call:They built something beautiful, or they're-- they figured out a way to answer
James Call:the phone on the third ring or whatever it is that, that's part of their job.
James Call:I'm amazed at some of the stuff that our team does.
James Call:And so I'm, I-- The core is getting the great people in there, and then we just,
James Call:we-- I think we've got an environment that allows them to be successful.
James Call:and we don't have very many people leave us.
James Call:once they get working with us, we try to make it so they
James Call:can't ever get out of here.
James Call:And, we just don't have people that leave us, as a general rule.
James Call:there's, there-- Over the years there's been a couple people
James Call:that have left, but not very many
Vit Muller:James, thank you so much, mate.
Vit Muller:Thank you for sharing this.
Vit Muller:I think this is very moving and, motivating for others that are listening
Vit Muller:that might be afraid of like, like for me it's been like actually like scary
Vit Muller:thing like to have a team again and like I'm trying to scale and grow my business
Vit Muller:so I know I can't get away with it.
Vit Muller:And, yeah, the way you've laid it out just put a new perspective on it for me.
Vit Muller:So thank you for sharing that.
James Call:Hey, I appreciate the opportunity to visit with you, Vit
Vit Muller:Yeah.
Vit Muller:Look, we- we're at the end.
Vit Muller:if there was… first of all, bit of a summary.
Vit Muller:so far, like what we've discussed, we went and dived in deep about
Vit Muller:your product, Realty Candy, and I think that's a great offer.
Vit Muller:if you guys are listening, if you're in real estate or thinking about
Vit Muller:real estate, you should check it out.
Vit Muller:I'm gonna set up a link, so just go to highlevelexperience.com/realtycandy/.
Vit Muller:That's highlevelexperience.com/realtycandy,
Vit Muller:R-E-A-L-T-Y C-A-N-D-Y.
Vit Muller:and you can find out more about that.
Vit Muller:then we went into the journey and the now, and what you've been able to
Vit Muller:accomplish and how you've gone about doing it, and leading your team and the
Vit Muller:great things that you're doing there.
Vit Muller:So just wanted to thank you again for, these insights.
Vit Muller:I'm always looking for ways to provide value to the listeners and make this
Vit Muller:true HighLevel experience, and I think we've done that once again.
Vit Muller:So thank you so much
James Call:Hey, thank you, Vit.
James Call:I appreciate you.
James Call:I appreciate it.
Vit Muller:If, i- if there is like a one final piece of advice you'd like to, say
Vit Muller:to the guys listening, we're at the end.
Vit Muller:Now would be a good time to share that
James Call:Yeah, Vit, I don't know.
James Call:I'm not very good at that, but I would just say, um you get the right people
James Call:on your team, set them up so they can be happy in life, and let them just realize,
James Call:like, when my clients are taken good care of and my team's taken good care of, that
James Call:ends up benefiting me in the long run.
James Call:And it just makes life a lot easier than trying to hoard everything.
James Call:And so I just think taking good care of clients and taking good care of
James Call:the team and treating people like I wanna be treated, that's, I don't
James Call:know, that's the secret sauce for me.
James Call:I don't… That's-- I'm from Arkansas, so we're real simple people.
James Call:Um, we're not too profound.
James Call:So, but that's the way I figured it out
Vit Muller:I love it.
Vit Muller:And you come to that conclusion over time anyway.
Vit Muller:It's that less is more.
Vit Muller:Very often that being the truth, even for me, it's being ADHD and like all
Vit Muller:these different things, my different projects all spun up at the same time,
Vit Muller:but then things just take longer.
Vit Muller:Whereas just dialing in on one thing generally has better results, and
Vit Muller:that's just, just in simple terms.
Vit Muller:So yeah, I h- a 100% agree with what you're saying.
Vit Muller:Thank you, James
James Call:Hey, Vit, I appreciate it, brother
Vit Muller:Guys, thank you so much for listening to today's episode

Vit Muller:Every episode, we unpack something that, if you distill it down and take action,
Vit Muller:and I've highlighted last episode as well with Calvin, we ended on that note
Vit Muller:saying, "Hey, if you're at the end, if you got to this point, make sure that
Vit Muller:you apply what you've learned today."
Vit Muller:Because otherwise, yes, you might have a good feeling
Vit Muller:from just hanging out with us.
Vit Muller:Maybe you're driving a car, you're listening to this, and that's, still cool,
Vit Muller:like for mental health and just listening.
Vit Muller:But, this is a business podcast as well, and I'd like you guys to continue to grow.
Vit Muller:So make sure that you apply it.
Vit Muller:Otherwise, from a business sense, it, it's a time wasted if you don't apply
Vit Muller:some of these learnings and, they… Some of these things are quick things.
Vit Muller:some of the other things are more of a philosophy, things that take a bit
Vit Muller:longer, but put you towards that journey.
Vit Muller:put it another way, Matt Deseno, he sends a really cool
Vit Muller:in, newsletter, Margin Makers.
Vit Muller:Like margin, like 1% improvement in your business is what, over time
Vit Muller:just creates tremendous amount of improvement overall on the bottom line.
Vit Muller:So, I'd like to see you guys, just take one piece of something from these
Vit Muller:episodes, apply it, and then let us know.
